W. P. Carey & Co. LLC (WPC) is a real estate investment company that acquires and owns commercial properties leased to companies nationwide, primarily on a triple net basis. WPC's core strategy is to purchase properties leased to a variety of companies, on a single-tenant net lease basis, which are either owned outright or owned by an entity managed by the Company. These leases generally place the economic burden of ownership on the tenant by requiring them to pay the costs relating to operating expenses. The Company also generally seeks to include in its leases clauses providing for mandated rent increases or periodic rent increases tied to increases in the consumer price index or other indices or, when appropriate, increases tied to the volume of sales at the property; covenants restricting the activity of the tenant to reduce the risk of a change in credit quality; indemnification of WPC for environmental and other liabilities, and guarantees from parent companies or other entities. |
